This 105.95+/- acre tract features a 60+/- acre wetland! There are three separate cells that can be drained, planted, and flooded to create an optimal waterfowl habitat. The design of this wetland is amazing…no pumps are required. It is all gravity filled and drained with seven valves, which is extremely rare. The wetlands also have an extensive aeration system that keeps a large portion of the water open all winter long. Two blinds and one pit are currently in place for prime waterfowl hunting. The wetland is enrolled in CP-38 (CRP) program. It was enrolled in a 30 year program in 2007 with annual payments of nearly $9500 for the first 15 years. On top of the wetland, this tract features an additional 6 acre CRP contract and 15 tillable acres; giving this tract an excellent source of income.
